Second Home Monitoring for Hamptons Estates
Know your house is dry, warm, powered and secure from Manhattan, Palm Beach or anywhere between visits, with a local team ready when something changes.
Eyes on the house when nobody is home
The off-season problem
A Hamptons second home is empty exactly when things go wrong
Most of the damage we see in second homes doesn't start with anything dramatic. A supply line under a vanity lets go in January. A nor'easter knocks the power out and the boiler never restarts. A closed-up guest wing sits at seventy percent humidity through August. None of it is hard to fix on day one. The problem is that in an empty house, day one turns into day ten before a caretaker walks in.
Second home monitoring closes that gap. HTE installs sensors and controls that watch the physical condition of the house, not just the technology in it, and sends an alert the moment something drifts: water where it shouldn't be, temperatures falling toward freezing, power lost to critical equipment. In many cases the system acts on its own first, closing the main water valve before a leak becomes a flood.
What we monitor
Protection for homes in Southampton, East Hampton and across the East End
Every house is different, so we start with a walkthrough of the mechanical room, the plumbing on exterior walls, the generator and the network before recommending anything. What you end up with is a quiet layer of protection that reports into one app, and into our ExpertCare service plans if you want a team watching alongside you.
Water leaks, with automatic shutoff
Sensors under sinks, appliances and water heaters, paired with a main-line valve that closes itself when a leak is detected.
Freeze and temperature alerts
Room-by-room temperatures, with a warning well before pipes on an exterior wall are at risk.
Humidity and mold risk
Early notice when a closed-up room, basement or wine storage drifts out of range.
Power and generator status
An alert when utility power drops, and confirmation that the generator actually took over.
Internet and system health
A resilient home network with backup connectivity, so the alerts keep flowing when the primary line doesn't.
Cameras and access
See who arrives and when, from housekeepers to contractors, with smart surveillance cameras at the entrances that matter.
How it works
From walkthrough to watched, in four steps
Walkthrough
We survey the house for its real risks: supply lines, water heaters, sump pumps, heating, the generator and the network.
Design and install
Sensors, shutoff valves and backup connectivity, integrated with your existing control system or installed as a standalone layer.
Monitor
Alerts go to you, your caretaker and, with ExpertCare, to the HTE team, with clear thresholds so you only hear about what matters.
Respond
Our local team resolves technology issues remotely or on site, and coordinates with your plumber, HVAC contractor or caretaker when they're needed.
Arrival, handled
Arrive to a house that has been waiting for you
The same system that protects the house can open it. A single arrival scene brings the heat or air to temperature, raises the shades, turns on the entry lights and confirms the Wi-Fi is healthy, so the house feels lived in before you've unpacked the car.
Why HTE
Built for the way Hamptons homes are actually owned
Already have a smart home?
Monitoring can report through the Control4, Savant or Lutron system you already own. We add protection around it rather than starting over.
Didn't install it? We'll learn it.
Inherited a system with no documentation? Our ExpertCare Resilience onboarding maps what's in the house before we protect it.
Caretaker friendly
Alerts can go to whoever looks after the house, with simple instructions, so the right person shows up with the right information.
Local, not a call center
Our Southampton team knows East End houses, East End winters and East End contractors, and can be at the door when it counts.
Questions
Second home monitoring in the Hamptons: common questions
What does second home monitoring include?
It is a set of sensors and controls that report on the condition of the house while you are away: water leak sensors with automatic shutoff valves, indoor temperature and freeze alerts, humidity monitoring, power and generator status, internet and system health, and camera visibility at entrances. Alerts go to you and, with an ExpertCare plan, to the HTE team, so someone local knows the moment something changes.
Can you add monitoring to a smart home HTE didn't install?
Yes. Many Hamptons homes already have Control4, Savant or Lutron systems installed by another firm. We survey what is in place, document it, and add protection where the gaps are. Sensors can report through your existing control system or run as a standalone layer, so you are not forced to replace equipment that works.
Will it work if the power or internet goes out?
We design for it. Critical sensors and water shutoff valves can run on battery backup, the network equipment can sit on a UPS or generator circuit, and a cellular or Starlink backup connection keeps alerts flowing when the primary internet drops. A loss of power is itself an alert, which matters most in winter when heat depends on it.
Who responds when an alert comes in?
You choose. Alerts can go to you, your caretaker or property manager, and to HTE. For technology issues our team can often resolve the problem remotely. For water, heat or power events we coordinate with your caretaker, plumber or HVAC contractor, and our local team can be on site when a technician needs access.
Is this the same as an alarm system?
No. A security alarm watches for intruders. Second home monitoring watches the house itself: water where it should not be, temperatures falling toward freezing, humidity rising in a closed-up room, power lost to the boiler. Most homes benefit from both, and we can connect them so everything reports in one place.
