Retrofitting Advanced Home Technology Without Compromising Structure
Watermill Modular Home Case Study
Project Background
A modular home constructed in Germany and assembled in Watermill, New York presented a rare challenge for the team at Home Technology Experts. How do you integrate sophisticated lighting and smart technology into a structure defined by asymmetry and unconventional construction methods?
The client envisioned a residence where advanced technology disappeared into the design, creating a sense of refinement that was both visually striking and simple to live with. To achieve this, HTE partnered with our specialist lighting division, Hamptons Lighting Design. Together a system was created that was as adaptable as it was elegant.
Objectives
The design needed to adapt seamlessly to the limits of modular construction. Fixtures had to deliver elegance while complementing the home’s interiors. Smart technology needed to feel effortless, discreet, and reliable without relying on a centralized control system.
Adaptive Lighting & Smart Technology for a Non-Traditional Build
Challenges & Solutions
Modular Construction Constraints
Because the home was prefabricated, traditional wiring paths were not always possible. HTE began with Lutron Finiré Prime downlights for their modular compatibility.
After showroom demonstrations, the client upgraded to Finiré 3-inch adjustable downlights with square trims, which delivered both precision and luxury.
Decorative and linear layers were added to bring depth and warmth to the design.
High-Density Digital Lighting
Home Technology Experts specified Lutron Digital fixtures capable of handling up to 128 lights per module through series wiring. Each fixture could be addressed individually, ensuring flexibility as room layouts evolved. Zones were reprogrammed to stay aligned with the client’s design vision.
Installation Conflicts
During construction, HVAC ductwork intersected with planned lighting paths. Instead of compromising the layout, Home Technology Experts selected custom fixtures that integrated with the same digital control scheme. This solution preserved design continuity while resolving structural conflicts.
Smart Home Integration
The technology ecosystem was designed to remain invisible while delivering robust performance. Samsung Frame televisions, AppleTV, and Sonos audio systems provided a clean multimedia experience.
Ruckus Wi-Fi ensured reliable whole-home coverage, while Ring Pro discreetly managed security. Lighting control included advanced dimming from 3000K to 1800K with a color rendering index above 95, keeping artwork, finishes, and furnishings shown in their best light.
Results & Conclusion
The completed system delivered flawless dimming, zero flicker, and museum-quality color rendering. The lighting plan highlighted architectural features while preserving flexibility for future changes. Smart technology operated with ease and discretion, complementing the interiors rather than competing with them.
The client praised the home for its adaptability and simplicity of control, noting how the systems elevated the architecture while never overwhelming it.
For Home Technology Experts, the Watermill project underscores the ability to resolve the complexities of non-traditional builds without compromise.
Through innovative lighting strategies, adaptive technology, and close collaboration, the team transformed a challenging modular structure into a residence that is both luxurious and future-ready.
