Project Background: Faced with a newly constructed spec home lacking essential infrastructure for modern home technologies, our challenge was monumental. The goal was to integrate a full suite of home technology enhancements—including sophisticated audio-visual components, motorized shades, intelligent lighting, and surveillance systems—without impacting the home’s pristine condition or aesthetic appeal.

Challenges: The primary challenge lay in the installation of advanced systems without the benefit of significant pre-existing wiring, necessitating a highly strategic and minimally invasive approach to preserve the property’s existing structure and design.

Solutions and Implementation:

Audio-Visual Systems:

  • Lower Level Recreational Room:

    In the lower level recreational room of this Amagansett spec home, we encountered the challenge of installing a state-of-the-art audio system with a significant limitation: only one CAT6 cable was available for connectivity. Despite this constraint, we expertly installed a fully hardwired 4.0 Sonos surround sound system, which operates independently of Wi-Fi. This setup ensures a consistently robust audio performance free from any connectivity issues.

    To house all the necessary components neatly, we installed a recessed box strategically positioned behind the room's centerpiece, a Samsung 85” TV. This box also includes a smart surge protector, facilitating easy reboots and maintenance of all concealed components without disturbing the system setup. Central to this configuration is a Sonos amplifier that drives a set of in-wall, audiophile-quality Dynaudio Studio speakers. These speakers come equipped with eight 8” passive subwoofers, delivering deep, resonant bass that eliminates the need for additional subwoofer units.

    This setup not only optimizes the available space but also maintains the room's aesthetic integrity. The overall audio experience is further enriched by the integration of ceiling speakers, which complement the in-wall units to create a comprehensive Dolby Digital surround sound environment.

    This meticulous installation was executed with no need for patching or painting, thereby preserving the original look and feel of the room while providing an exceptional auditory experience.

  • Upstairs TV Room: The integration of Dynaudio bookshelf speakers was executed by discreetly routing wires from behind the Samsung Frame TV, where a Sonos amplifier was concealed. All components, including a smart surge protector for easy reboots and remote support, were connected with just a single CAT6 cable, enhancing the audio experience while maintaining the room’s design integrity.

  • Outdoor Spaces: Strategic extensions from the existing rack facilitated the integration of three additional outdoor audio zones and landscape lighting zones. For the outdoor TV setup, a Samsung Terrace TV and soundbar were installed, utilizing an existing WiFi access point and leveraging the built-in Smart Hub to avoid the need for additional equipment.

Motorized Shades and Enhanced Lighting:

  • Master Bedroom: Collaborating with JPL Studio, we crafted a motorized shading solution housed within a custom-designed soffit. This installation not only provided the desired blackout conditions but also incorporated cove lighting, significantly enhancing the room’s aesthetic with ambient lighting.

Landscape Lighting and Design:

  • Collaboration with Terra Landscapes and Sam Panton: This partnership led to a thorough redesign of the landscape, improving both functionality and visual appeal. The new design incorporated advanced landscape lighting, significantly enhancing nighttime aesthetics and visibility.

Lighting Control:

  • Lutron RadioRA 3 System: This retroit system provided comprehensive control over both indoor and outdoor lighting through strategically placed keypads, simplifying the management of the home’s extensive lighting zones.

LED Lighting Upgrades:

  • DMF Retrofit LED Downlight Drivers: Selected for their superior dimming capabilities and adjustable color temperature, these drivers facilitated precise lighting customization across various areas of the home without the need for extensive rewiring.
